Lease Negotiations and Pipeline Status

Keel's strategic pivot toward AI infrastructure is progressing, but key milestones remain unmet. In August, the company confirmed ongoing discussions at three potential sites, yet no hyperscale lease has been announced. The entire 2.2-gigawatt pipeline depends on securing permits, ensuring power delivery, and obtaining tenant commitments.

At Moses Lake, the company has taken delivery of initial Vertiv modules and is in the process of finalizing fiber agreements. The site, once an 18-megawatt Bitcoin mining facility, is slated for conversion into AI-ready infrastructure with commissioning targeted for 2027.

Operational Results Reflect Transition

The company's financial performance highlights the impact of its strategic shift. Second-quarter revenue fell by 50% year-over-year to $30.4 million, primarily due to the closure of the Moses Lake Bitcoin mining operation. Adjusted EBITDA swung to a loss of $23.7 million, compared with a profit of $6.6 million in the prior-year period. The company also recorded an operating loss of $140.8 million, including $84.1 million in depreciation charges.

Analyst Sentiment and Risks

Wall Street remains cautiously optimistic. Of the eight analysts covering Keel, seven rate it a Buy and one rates it a Hold, with an average price target of $6.71, implying a 108% upside from Friday's closing price. However, this optimism is contingent on successful execution of the AI strategy.

Signing a lease would provide clarity on pricing, capital requirements, and projected returns for the new venture. Conversely, delays in permitting, construction cost overruns, or unfavorable tenant terms could strain liquidity. Additionally, the recent convertible notes issuance introduces potential dilution for existing shareholders if the stock price appreciates.

Investors are now focused on the company's ability to convert powered sites into contracted revenue streams. Until that happens, the 2.2-gigawatt headline figure remains more of a promise than a tangible asset, and the market's patience may be wearing thin.
