Opendoor Technologies Inc. (NASDAQ: OPEN) saw its shares rise 4.5% to $3.94 in Monday's trading session, ahead of its second-quarter earnings release scheduled for after the close on Tuesday. The move erased the previous week's 1.7% decline and outpaced the broader market, with the Nasdaq Composite gaining 2.1% and the S&P 500 up 1.5% on the day.

Investors are closely monitoring the company's margin performance as it scales up home purchases. Management has guided for a sequential revenue increase of approximately 25% from Q1's $720 million, implying revenue near $900 million. Analysts' consensus estimate of $905.9 million is nearly in line, suggesting limited upside surprise on the top line.

The primary focus, however, is on contribution margin. Executives targeted the midpoint of a 5% to 7% band. Applying a 6% midpoint to $900 million yields roughly $54 million in contribution profit. This would match the contribution profit recorded in Q1 2025, but on revenue that is about 22% lower than that quarter's level. Compared to the year-ago quarter, Q2 revenue is set to decline 43%.

In the first quarter, Opendoor showed signs of operational momentum. Purchase volume surged 45% quarter-over-quarter, and homes under contract jumped 84% year-over-year. Inventory, however, remained 52% below the prior year's level, reflecting the company's focus on reducing aged holdings. CEO Kaz Nejatian noted in May that "aged inventory has been cut from half the book to one-tenth while scaling volume." Tuesday's results will reveal whether that trend continued as buying activity accelerated.

Comparisons with competitor Offerpad Solutions Inc. (NYSE: OPAD) provide additional context. Offerpad reported a 52% year-over-year revenue decline to $77.7 million, with gross margin improving to 9.2% from 8.9%. Contribution profit per transaction rose 36% to $13,500, while adjusted EBITDA improved sequentially but remained a loss of $6.2 million. These metrics suggest that while volumes are recovering, profitability remains under pressure across the iBuying sector.

Housing market conditions remain a headwind. The 30-year mortgage rate averaged 6.66% according to Freddie Mac, and residential construction spending fell 0.3% in June, with single-family spending down 0.6%. These factors could impact homebuying demand and Opendoor's inventory turnover.

Opendoor will host its earnings call on Tuesday at 5:00 p.m. EDT. Investors will also watch for the Freddie Mac mortgage rate update on Thursday and the U.S. jobs report on Friday for broader economic signals.

Risks include accelerated acquisitions increasing working capital needs before home sales close. In Q1, operating cash outflow reached $246 million, largely driven by a $221 million rise in inventory. As of March 31, Opendoor held $999 million in cash and had $135 million in notes due August 15. The upcoming results will test whether the company can balance growth with financial discipline.
