Irving, Texas – April 27, 2026 – Adolfson & Peterson Construction (AP) has announced that FOX 4’s new broadcast studio in Irving has been recognized with a Dallas Business Journal Best Real Estate Deals award. The accolade highlights the ongoing shift of media infrastructure within the Dallas-Fort Worth market, as the station prepares to relocate its operations from downtown Dallas to Las Colinas.
The two-story, 60,000-square-foot facility at 2203 W. Royal Lane has reached the “topped out” phase, marking the completion of its steel structure. Move-in is targeted for December 2026, with a Texas Department of Licensing and Regulation filing indicating a construction finish date of July 2026. The project will relocate approximately 170 employees from the current downtown Dallas location to the new site.
Strategic and Market Implications
The relocation comes as Dallas-Fort Worth solidifies its position as the fourth-largest television market in the United States for 2026, according to the Radio Television Digital News Association, trailing only New York, Los Angeles, and Chicago. This underscores the strategic importance of the new facility for FOX 4’s parent company, Fox Corporation (NASDAQ: FOXA). The station’s move mirrors a trend among local broadcasters seeking more centralized and modern hubs. In 2013, NBC 5/KXAS-TV and Telemundo 39/KXTX-TV consolidated operations at a 75,000-square-foot facility in Fort Worth’s CentrePort, a move developer KDC noted aimed for a more central North Texas footprint.
Facility Design and Capabilities
Designed by architecture firm Corgan, the 63,000-square-foot facility is built for multi-platform content creation. It features camera-ready spaces throughout, an internal courtyard, and outdoor recording areas, all designed to accommodate broadcast, digital, and streaming operations. Granger Hassmann, regional president at AP, described the site as “essential” for the station’s future. Matt Michel, Fox Corp.’s real estate executive, noted that “media content is evolving,” requiring flexibility for phones, streaming, podcasts, and social platforms beyond traditional newscasts.
The privately funded project, listed as “KDFW / FOX4 – NEW TV STATION” with the Texas Department of Licensing and Regulation, began construction in March 2025. FOX 4’s senior vice president and general manager Jeff Gurley framed the move as one that “positions FOX 4 for the future,” describing the Las Colinas location as “much more than a TV station.”
Local Economic Impact
Irving Mayor Rick Stopfer called KDFW “a valuable institution” and said the move highlights the city’s success in attracting corporate investments. Irving’s pitch—proximity to DFW Airport, major highways, and a large labor market—remains central to its economic development strategy. The award further strengthens Las Colinas’ profile as a corporate real estate destination.
Execution Risks and Competitive Landscape
Despite the accolades, execution risks remain. The facility must be fully wired for live broadcast, and the transition must occur without disrupting the station’s 24/7 newsroom operations. Missed deadlines in construction, technology installation, or commissioning could push the late-2026 target. Additionally, the relocation pulls another established media player out of downtown Dallas, gradually eroding the city center’s media presence.
The broader question is whether the updated, adaptable studio will help FOX 4 maintain its local news audience amid fragmenting viewership across traditional TV, streaming, and digital video. The award provides a moment of positive attention, but the real test will come when the station goes live from Irving later this year.
