Hut 8 Corp. (NASDAQ:HUT) gained 10.4% following the announcement of a new 15-year lease valued at $9.8 billion. Hut 8's secured AI capacity increased to 949 MW, with the base-term contract value now totaling $26.6 billion.

The Contract Disparity

MARA faces a distinct investor issue: while its gross power pipeline is larger, it trails significantly in tenant commitments. The company's prospective pipeline is nearly fivefold larger than Hut 8's secured AI capacity, yet MARA's market capitalization of $4.4 billion is less than half of Hut 8's $10.3 billion. These numbers are not direct like-for-like valuation multiples but contrast expected portfolio power against committed AI load. Nevertheless, the disparity highlights the significant impact of contractual certainty on equity valuation.

Hut 8 CEO Asher Genoot put the challenge simply: “The real test of our power-first approach is what our partners are willing to commit against it.”

MARA's Position and Outlook

On July 9, MARA announced details regarding a Texas location projected to support up to 2 GW. The company noted inquiries from prospective high-performance-computing tenants, and its SEC filing links one milestone to finalizing a third-party lease. MARA CEO Fred Thiel offered another perspective: “As demand for digital infrastructure continues to grow, we believe sites with access to reliable, scalable power will become increasingly valuable.”

This week, major tech earnings will put the AI capital-expenditure trend to the test. Bitcoin is also a key near-term factor. MARA could match its peers, who presented evidence on Monday, if it secures a tenant contract.

Risks and Considerations

The Texas expansion remains subject to regulatory approvals, energy permits, and securing a tenant lease. Total milestone payments may amount to as much as $600 million. Any setbacks could undermine the case for contract conversion. Monday’s market gains brought back some optionality value, but the difference between peers continues to favor contracted megawatts rather than potential ones.
