Riot Platforms (NASDAQ:RIOT) saw its shares decline 5.5% to $18.94 in Tuesday afternoon trading, as the market digested the implications of its newly announced $9.1 billion artificial intelligence lease agreement. The deal, inked with a leading frontier AI lab, now stands at roughly 122% of the company's preliminary market capitalization, which was estimated at $7.47 billion based on 394.4 million shares and the current price.

The contract, structured as a 20-year lease for 191 megawatts of capacity at Riot's Rockdale, Texas facility, is slated to begin delivering power in December 2027. The full 191 megawatts are expected to be operational by June 2028. The agreement includes two extension options that could boost the total value to $16.1 billion, signaling a substantial long-term revenue stream for the bitcoin miner.

Despite the headline-grabbing size, the market's reaction reflects a cautious stance. Investors are weighing the contract's potential against the extended timeline before cash flows materialize. The initial 96 megawatts are scheduled for delivery in December 2027, with the remaining 95 megawatts following six months later. This gap between announcement and execution has introduced a degree of uncertainty, particularly in a high-interest-rate environment.

Broader Sector Pressure

Riot's decline was part of a broader selloff among data-center and crypto-related stocks. CleanSpark (NASDAQ:CLSK) fell 6.4%, while TeraWulf (NASDAQ:WULF) dropped 11.2% and Cipher Digital (NASDAQ:CIFR) slid 11.5%. The sector faced headwinds from sliding technology shares and elevated bond yields, which have pressured high-valuation growth names.

Contract Details and Revenue Projections

The lease with Anthropic, a private AI research company, commits Riot to provide 191 megawatts of capacity at an average annual revenue of $455 million. This translates to roughly $2.38 million per megawatt-year, a significant premium over the $1.24 million per megawatt-year in an earlier 25-megawatt deal with Advanced Micro Devices (NASDAQ:AMD). Riot projects annual net operating income between $365 million and $411 million, nearly four times its second-quarter data-center revenue.

Riot's CEO Jason Les described the lease as "a defining moment" in the company's evolution, noting that the firm has secured contracts for 241 megawatts over six months, representing approximately $9.8 billion in long-term revenue. The concentration risk is notable, however, with Anthropic accounting for 79% of Riot's committed IT capacity.

Quarterly Performance and Bitcoin Exposure

Riot's second-quarter results showed continued reliance on bitcoin mining. Revenue rose 14% year-over-year to $174.2 million, with mining contributing $113.7 million, engineering $37.3 million, and data centers $23.2 million. The company held 11,380 bitcoin at quarter-end, and Bitcoin traded near $64,694, up 0.6% in 24 hours. Riot's stock decline appears more tied to valuation adjustments than to Bitcoin's movement.

Analyst Optimism and Risks

Analysts remain optimistic, with 14 recent price targets averaging $31, implying upside of about 64% from Tuesday's intraday price. Five highlighted calls suggest potential gains ranging from 48% to 111%. However, these targets were set before the August 10 lease announcement.

Key risks include construction delays, cost overruns, and potential changes in tenant agreements. Riot has secured a $573 million interim facility from Morgan Stanley to support development, but execution will be critical. Elevated interest rates could also weigh on shares until AI-related cash flows begin.

For investors, the contract's size is impressive, but the timing of cash flows remains a key uncertainty. After Tuesday's drop, Riot trades below the value of its contracted revenue, yet the market is seeking confirmation of execution before rewarding the stock further.
