Shares of IREN Limited (NASDAQ:IREN) extended their recent rally in premarket trading on Tuesday, climbing 5.7% to $42.48 as of 4:06 a.m. EDT. The move follows a 19.6% surge on Monday that pushed the stock to a close of $40.20, as investors welcomed a series of multiyear AI cloud contracts that significantly reduce the company's upfront capital requirements for graphics processing units (GPUs).

The catalyst for the renewed optimism was the announcement of $2.8 billion in fresh multiyear AI cloud contracts. These deals prompted IREN to raise its year-end 2026 annualized run-rate revenue (ARR) target to more than $4 billion, up from its previous goal of $3.7 billion. The key metric that caught investors' attention was the funding structure: customer prepayments now account for approximately 45% of the associated GPU capital expenditure, substantially lowering IREN's initial funding burden.

Early estimates suggest that contracted ARR already exceeds $3.4 billion, based on IREN's 85% disclosure rate and the $4 billion minimum target. It is important to note that ARR is not equivalent to recognized revenue; IREN calculates ARR using projected GPU prices and anticipated annual usage hours. Actual revenue is only recorded following commissioning, testing, and formal customer sign-off.

The positive sentiment marks a sharp reversal from the prior week, during which IREN shares dropped 18.3% through July 17. Tuesday's premarket opening price stands approximately 3.3% higher than the closing level on July 10, indicating a partial recovery from recent losses. Trading volume on Monday reached 93.3 million shares, roughly 2.4 times the daily average from the previous week based on preliminary estimates.

IREN's performance outpaced key competitors in the AI infrastructure space. Hut 8 Corp. (NASDAQ:HUT) advanced 10.3% on Monday after securing a $9.8 billion lease agreement for 352 megawatts at its Texas facility. Nebius Group N.V. (NASDAQ:NBIS) added 2.7%, while CoreWeave Inc. (NASDAQ:CRWV) slipped 0.2%. The divergence in performance underscores that investors are closely scrutinizing the funding conditions behind these deals, with IREN's prepayment model viewed as a significant de-risking factor.

IREN originally built its business around bitcoin mining before diversifying into AI cloud services. The company's client roster now includes Microsoft Corp. (NASDAQ:MSFT) and NVIDIA Corp. (NASDAQ:NVDA), along with several private AI firms. Its contract portfolio carries a weighted average duration of nearly four years. Co-CEO Daniel Roberts commented, “Our vertically integrated AI Cloud platform is scaling at pace.” IREN expects to deploy 480 megawatts this year, with a target of 1.2 gigawatts by 2027.

As of June 30, IREN reported a preliminary, unaudited cash balance of $7.6 billion, of which $1.7 billion is restricted cash. Despite the positive momentum, risks remain. Achievement of the ARR target depends on deployment timing, usage levels, pricing structures, and customer adoption. The company cautioned that comparable prepayment arrangements may not recur in future deals.

Investors this week will watch to see if premarket gains hold during the regular trading session. Alphabet Inc. (NASDAQ:GOOGL) is scheduled to report second-quarter earnings on Wednesday, with market participants focused on updates regarding cloud operations and capital expenditure plans. For IREN, the immediate challenge is execution: signed contracts provide enhanced visibility, but finalizing GPU clusters and converting that visibility into recognized revenue will be critical for sustaining investor confidence.
