AI Cloud Revenue Surges, But Transition Costs Mount

IREN's fiscal 2026 results revealed a striking dichotomy. AI Cloud revenue skyrocketed to $128.8 million, an increase of 685% from the prior year's $16.4 million. However, the company recorded a $638.8 million impairment charge, primarily related to retired Bitcoin-mining equipment, which transformed an $86.9 million profit into a staggering $702.6 million net loss.

Total revenue for the fiscal year advanced 41.1% to $707.0 million, with Bitcoin-mining revenue contributing $578.2 million, up 19.3% year-over-year. Despite the top-line growth, adjusted EBITDA declined 8.9% to $245.7 million, reflecting the increased costs associated with the company's strategic shift.

Quarterly Performance Shows Mixed Results

The fourth quarter painted a more nuanced picture. AI Cloud revenue more than doubled sequentially to $70.5 million, but Bitcoin-mining revenue fell 40% to $66.7 million, dragging total revenue down 5.2% to $137.2 million. Adjusted EBITDA for the quarter plummeted 67.7% to $19.2 million, which IREN attributed to higher employee expenses and investments tied to its upcoming AI expansion. The quarterly net loss of $684 million included a $450.4 million impairment charge. While these charges are non-cash, they underscore the rapid depreciation of older hardware as the company transitions to liquid-cooled GPU capacity.

Capital Intensity and Liquidity Position

IREN's capital expenditures remain elevated. Investment outflows for the quarter reached $2.114 billion, while financing inflows totaled $5.711 billion, including $3 billion from convertible notes and $2.112 billion from share issuance. Deferred revenue contributed $1.722 billion to operating cash flow. As of the end of June, the company held $7.620 billion in cash, restricted cash, and equivalents, providing substantial liquidity to fund ongoing construction and operations.

Management highlighted that most of the company's 2026 capacity has already been sold. IREN disclosed $1 billion in annualized run-rate revenue and $4 billion in contracted revenue for target capacity by year-end. However, the company cautioned that ARR is not GAAP revenue, and actual recognized sales could be significantly lower.

New Agreements and Customer Commitments

IREN announced a new multi-year agreement with a leading AI lab. The company's latest three-year contracts generate more than $20 million in annual revenue per deployed megawatt, with clients' advance payments covering 45% to 55% of related GPU expenditures.

Market Reaction and Analyst Sentiment

The stock closed regular trading at $40.53 before dropping to $38.11 in after-hours trade. Based on Google Finance's share count, the loss erased approximately $865 million in market value. Prior to the report, analysts maintained an optimistic outlook, with seven Buy ratings, two Hold ratings, and one Sell rating. The consensus price target stood at $77.44, a figure that may be revised as analysts digest the latest results.

Risks and Outlook

IREN faces significant execution risks, including completing data centers on time and converting contracted ARR into recognized revenue. Potential headwinds include GPU technology obsolescence, customer concentration, high financing costs, and possible additional dilution. The market is currently pricing in execution risk rather than demand concerns. With contracts in hand and funding secured, investors now require proof that the AI build will deliver sustainable cash margins.
