NEW YORK, July 19, 2026 — IREN Limited (NASDAQ:IREN) experienced a sharp weekly decline of 18.3%, closing Friday at $33.62 and reducing its market capitalization to approximately $11.2 billion. The sell-off was driven by growing investor concern over the company's reliance on uncontracted revenue for its ambitious AI growth targets.

IREN's management has set an annual revenue goal of $4.4 billion, a figure that is roughly 2.5 times the company's current market cap. However, $1.8 billion of that target, or 41%, depends on projected deployments and internal estimates rather than signed contracts. This gap has become a focal point for investors, as it represents a significant execution risk.

When considering only named contracts, the valuation multiple rises to 4.3 times, though this does not account for margins or represent an enterprise-value multiple. The company has secured $3.65 billion in GPU financing at a blended rate of 6%, which is not included in the equity-only comparison.

Broader Sector Weakness

The decline in IREN shares was not an isolated event. The stock's 18.3% drop was nearly in line with its AI-cloud peers: CoreWeave (NASDAQ:CRWV) fell 17.6%, Applied Digital (NASDAQ:APLD) dropped 17.2%, and Nebius Group (NASDAQ:NBIS) declined 19.1%. The four stocks traded within a narrow 1.9 percentage point range, suggesting a sector-wide de-rating rather than company-specific issues. The Nasdaq Composite fell 2.9% over the same period.

Friday saw a broader AI-driven retreat, with semiconductor stocks also declining. “It’s like the market has chip fatigue,” said Ryan Detrick, strategist at Carson Group, in a Reuters report.

Governance and Operational Challenges

Governance issues have also weighed on sentiment. IREN awarded 9,099,328 restricted stock units to each of its co-chief executives, vesting over four years with a two-year holding requirement. Independent Chair David Bartholomew defended the compensation, stating, “These are large awards and we do not shy away from that.” The board noted that each founder’s 2025 and 2026 awards represent roughly a 3% stake in the company.

On the operational front, IREN reports 810 megawatts currently in use, with another 2.1 gigawatts under construction. The company has secured 5 gigawatts of capacity, but the path to converting that into revenue remains uncertain.

Revenue Breakdown and Risks

IREN’s $4.4 billion revenue target is composed of three main components: a Microsoft (NASDAQ:MSFT) contract contributing $1.9 billion (43%), an NVIDIA (NASDAQ:NVDA) contract contributing $0.7 billion (16%), and planned GPU rollouts contributing $1.8 billion (41%) based on internal projections. The company aims to begin commissioning its latest systems in early 2027, but actual revenue could vary significantly.

Key risks include timely GPU delivery, utilization rates, pricing, financing costs, dependence on major customers, and the dilutive impact of equity awards. The next major test for the sector comes Wednesday, when Alphabet (NASDAQ:GOOGL) reports its AI investment figures. Kevin Mahn of Hennion & Walsh warned of potential “ripple effects across the entire AI ecosystem” if spending disappoints.

For IREN, a re-rating will require proof that planned capacity can translate into booked revenue. Until then, the uncontracted 41% remains the primary valuation overhang.
