Shares of IREN Limited (NASDAQ:IREN) ended Friday's trading session at $37.07, reflecting an 8.7% decline on the day. Despite the pullback, the stock managed to preserve a 10.3% gain over the course of the week, outperforming the broader Nasdaq index, which fell 2% during the same period.

The weekly advance was driven primarily by a sharp surge on Monday, when IREN announced $2.8 billion in new long-term cloud-service agreements with AI developers. The stock jumped 19.6% to $40.20 that day, adding $6.58 per share. By Friday's close, the stock had given back about 48% of that gain, but still held onto $3.45 of the original increase, representing a 52% retention rate.

Trading volume also reflected the shift in sentiment. Monday saw an extraordinary 93.3 million shares change hands, while Friday's volume was significantly lower at 34.6 million shares, just 37% of Monday's total.

The broader AI infrastructure sector experienced a widespread de-risking on Friday, with several peers posting larger declines. Nebius Group (NASDAQ:NBIS) fell 14.9%, CoreWeave (NASDAQ:CRWV) dropped 11.4%, Applied Digital (NASDAQ:APLD) declined 9.0%, and Hut 8 (NASDAQ:HUT) slipped 6.6%. IREN's relatively smaller decline suggests the selling was driven more by sector-wide concerns than company-specific issues.

The market's jitters were fueled by growing unease over the returns on massive AI investments. Peter Andersen, CEO of Andersen Capital Management, told Reuters, "The fear of missing out is becoming more like a fear of massive overbuilding."

IREN's new contracts provide a significant buffer. The company's AI cloud annualized recurring revenue (ARR) target now exceeds $4 billion for year-end 2026, with approximately 85% already secured through binding agreements. This implies a minimum of $3.4 billion in annualized run-rate from contracts, though IREN notes that ARR is a non-GAAP operating metric based on year-end GPU capacity, pricing, and annualized utilization, factoring in commissioning, testing, and customer acceptance. It does not represent booked revenue.

Funding conditions have improved notably. About 45% of the GPU capital expenditure related to recent deals is covered by customer prepayments, and the average contract duration across the portfolio is approximately four years. As of June 30, IREN's unaudited cash and equivalents stood at roughly $7.6 billion, including $1.7 billion in restricted cash tied to Microsoft financing.

Co-CEO Daniel Roberts highlighted the rapid expansion of IREN's vertically integrated AI Cloud platform, noting the delivery of 480 megawatts in 2026 and a goal of reaching 1.2 gigawatts in 2027.

Investors are now turning their attention to upcoming earnings reports from major AI buyers. Microsoft (NASDAQ:MSFT), Amazon.com (NASDAQ:AMZN), and Meta Platforms (NASDAQ:META) are scheduled to announce results this week, with a focus on capital expenditure and profitability. Microsoft is listed as an IREN customer.

The Federal Reserve's July 28-29 meeting adds another layer of uncertainty. According to LSEG data cited by Reuters, futures late Friday indicated a 38% probability of a quarter-point rate hike. An increase would raise the valuation threshold for growth-oriented infrastructure stocks.

Key risks remain: IREN's targets depend on timely data-center completion and GPU uptake. Any delays, softer pricing, or reduced utilization could prevent the contracted run-rate from materializing as actual revenue. For now, confirmed demand has driven performance, but the next challenge is converting those agreements into active capacity and revenue-producing sales.
